Your contract with us will begin when we issue you with your confirmation email for your booking. Your contract Terms and Conditions are below.

Terms and Conditions:

All bookings are confirmed when we issue you with your confirmation email. Please check that all the information is correct at this time as alterations may not be possible at a later date. Your confirmation email will confirm the dates of your booking, the number of people on your booking, the total amount payable for your booking and the dates on which payments are due.

Your booking is for the amount of persons on your booking confirmation and any attempt to have more than this number stay on the property will result in a refusal of entry to the property and or eviction from the property with no refund.

You, as the person making the booking, will be responsible for all members of your party. You, as the person in charge of your party, must be at least 18 years old at the time of booking.

For security reasons there is 24 hour close circuit tv in place.

This is a quiet family friendly apartment complex and quiet time is between 9pm and 9am.

Check in is after 2.30 pm on your date of arrival and check out is before 11 am on your date of departure. 

Breakages: You are responsible for the property during your stay. You must leave all furniture, fittings, pictures and effects in the same clean and tidy condition as you received it. You are legally bound to reimburse us for any costs incurred by you during your stay.

Cancellations: Our policy on cancellations is strictly 30 days non refundable as we have already incurred costs and may not be able to resell the dates that you have booked within that period.

If we receive a cancellation within 30 days of your check in date it is strictly non refundable.

Cancellations more than 30 days out from check in date are fully refundable.

The property is let for short term stays. We reserve the right to refuse access to the accommodation to any person that we deem to be unsuitable to stay at the property. 

Causing a nuisance or disturbance at any time but specifically between quiet time of 9pm and 9am will require the guest and his or her guests to leave the property.

We will not be responsible for any failure to perform our obligations under these Terms and Conditions that is caused by an event outside our control. An event outside our control means any act or event that is beyond our reasonable control, including without limitation fire, explosion, storm, power outage, flood, earthquake, subsidence, epidemic or other natural disaster, strikes or industrial action by third parties, terrorist attack or threat of terrorist attack, war or threat of war, civil commotion, riot, invasion, or failure of public or private telecommunications networks.

All Lodges and Hallways are non smoking/vaping. All Lodges and hallways are fitted with smoke detectors that are connected to our central fire alarm system. Our fire alarm system is monitored by the central fire brigade station. 

We reserve the right to access the property during your stay for essential maintenance or unforeseen circumstances and routine property checks.


We reserve the right to evict you and your guests from the property and terminate your contract without refund or compensation if:

We feel you or your guests are in breach of any of the terms of contract.

If you exceed the number of guests  on your booking.

If you or your guests cause damage to the property or its contents that we feel is unreasonable.

If you or your guests are behaving in a manner that we believe to be endangering other guests or our staff.

Any complaints are made of anti-social or unacceptable behavior against you or your party
